aktif kat forum carigold....kadang2 terbaca jugak mengenai forex...&lt;br /&gt;&lt;br /&gt;alkisahnya 2 minggu lepas aku bukak live account kat instaforex, minggu lepas aku deposit USD100.00/RM370.00...so bermula 22/3/2010 aku menggunakan live account...sampai hari khamis..nampaknya hasilnya memberangsangkan jugak...ditambahkan bonus USD30.00&lt;br /&gt;&lt;br /&gt;minggu pertama aku dpt profit USD70.00, loss plg tinggi utk satu trade USD25 manakala proffit plg tinggi USD20.00 aku target dapat profit paling busuk USD10 sehari...buat masa skrg aku byk main pair dengan kadar RM450.00 sebulan....minggu lepas dapat surat dari CIMB menyatakan installment dikurangkan daripada RM266.00 kepada RM239.00..dia kata rate BLR baru 5.55..setahu aku dah lama rate BLR nie tapi baru effective ker....so rugilah bulan 9, 10 dan 11 sbb rate baru bermula bulan 12. Sewa bulanan RM450.00 tolak installment RM239.00 tolak maintanence RM47.00 so positif cashflow lebih kurang RM160.00 Ini belum tolak cukai pintu, aku lupa berapa cukai pintu...&lt;br /&gt;Ini seri aku ingin ceritakan mengenai rumah Puchong Permata ku...Semalam aderlah sepasang suami isteri tengok rumah dan bersetuju untuk menyewa dengan kadar RM300.00 sebulan..bayangkan aku menang auction pun baru 14/3/2009...dah tiga penyewa dah...&lt;br /&gt;&lt;br /&gt;Yang pertama bertahan 2 bulan..keluar sebab dapat kuarters....yang kedua baru keluar minggu lepas..bertahan hanya seminggu...yang nie aku nak cerita panjang cikit..&lt;br /&gt;&lt;br /&gt;Pada 31 Julai lepas aku terimalah call daripada sorang cina nak tgk rumah pada 2 Ogos....Dia datang dari Kluang, Johor terus datang KL tgk rumah...nak masuk segere katanya...baru dapat kerja kat Puchong....so pada pagi Ahad itu kami jumpa....bila dah tgk rumah..terus dia nak duduk.....aku pun tanpa ambik deposit terus bagilah kunci...deposit aku ambik bila sain aggrement....pada hari rabu ptg 5 Ogos aku pun emaillah draf aggrement...tup tup malam tu aku dapat sms yang dia nak kuar hujung minggu tu jugak sebab dapat kerja kat Johor balik....tengah aku fikir2 berapa nak caj dia antar sms kata nak bayar sebulan sewa iaitu RM300..aku ingatkan nak caj RM50 jer...dah dia kata macam tu aku diam jerlah&lt;br /&gt;&lt;br /&gt;Jadi pada 8 Ogos aku pilah jumpa dia nak collect kunci....dia pun bagilah RM300...aku pun terimalah dengan senyum lebar....malam tadi dapat tenant baru...hari nie dia nak bayar deposit...draf agrement aku dah bagi semalam...&lt;br /&gt;&lt;br /&gt;kesemua iklan2 cari penyewa aku letak kat mudah.my jer...malas nak pi tambal-tambal kat bus stop....lagipun kalau aku tampal-tampal nie for sure indon n bangla yang akan call...&lt;br /&gt;&lt;br /&gt;sekarang tengah tunggu sifu faris baiki serba sedikit rumah seri nilam...lepas tu aku ingat nak cat dan boleh disewakan dengan kadar raya lagi....kebanyakan cuti tahunan aku dan isteri tahun nie habis disebabkan anak...anak sakit, pengasuh anak mahu cuti atau emergency leave ditambah pulak dengan hal2 rumah lelong 2 bijik nie....cuti tahunan aku 25 hari campur 5 hari yang dibawak dari tahun lepas jadi 35hari...dari bulan jan hingga julai 2009 aku dah ambik 23 hari...byknya cuti..&lt;br /&gt;&lt;br /&gt;Semalam aku cuti sbb nak pi MPAJ..nak bayar cukai tafsiran tertunggak..arie tu aku call dia kata lebih kurang RM3K..selepas diprint penyata akaun..rupa2nya RM1,469.83 sehingga terkini tapi aku bayar sehingga Dis 2008 RM1,258.45 sbb nak claim dengan bank.....Lepas bayar aku pun buat urusan tukar nama...isi Borang I (Notis Jualan atau Pindahmilik) sekejap jer siap..dia cuma nak kan POS dan Contract&lt;br /&gt;&lt;br /&gt;Selepas tu aku pi Kedai Tenaga Ampang ingat nak tukar nama kat bil elektrik...tapi dia suruh aku pi Kedai Tenaga kat bangunan TH kat Jalan Tun Razak pulak..oleh kerana dah pukul 12 tengahari aku singgah kampung baru dulu..jalan2 cari makan..dah lama tak makan kat kg baru..lepas makan tengahari baru aku pi Kedai Tenaga...ader kejutan dan memamg aku terkejut badak jugaklah....selepas disemak Bil Elektrik tertunggak............................................ ialah......RM1,374.75...fuh byknya...tiada ku duga bil elektrik kegunaan rumah boleh melebihi RM1K.....&lt;br /&gt;didapati owner lama tidak pernah byr bil dari tahun 2004 lagi semenjak dia beli subsale itu rumah.....maintanence tak pernah byr, cukai taksiran tak pernah byr...bil elektrik pun tak pernah byr...ader jugak org mcm nie..kalau aku...kalau dah 6 bulan tertunggak..tido pun tak lena.....malangnya bil elektrik tak boleh claim dengan bank.... tapi aku tak byr lagi...tgh fikir nak buat mcm mana nie....any idea friend....sbb makcik kaunter tu kata kalau nak tukar nama kene langsaikan yg tertunggak dulu.....&lt;br /&gt;&lt;br /&gt;kalau aku buat mcm owner lama ok tak....bil semasa elektrik, maintanance dan air, cukai taksiran aku byr bulan2 mcm biasa............... lepas 4,5 tahun aku biar bank lelong rumah nie...ok tak....jadi tak perlulah aku byr bil elektrik tertunggak tu...&lt;br /&gt;&lt;br ingat bukan pecah masuk tapi siap anak kunci yang akan diberikan oleh ex-owner..selepas menunggu lebih kurang 6 bulan...&lt;br /&gt;bayangkan menang bid pada 3.1.2009....baru minggu nie boleh masuk rumah...&lt;br /&gt;&lt;br /&gt;ini disebabkan ex owner tidak memberi kebenaran untuk aku masuk..ex-owner jenis org berpendidikanlah..tahu selok belok law nie....walaupun dia tak duk rumah tu tp rumah sebelah kakak dia duduk...&lt;br /&gt;&lt;br /&gt;kauorg bayangkan berapa byk cash aku keluarkan&lt;br /&gt;1. 10% daripada harga menang RM57,000 iaitu RM5,700.00&lt;br /&gt;2. lawyer - 2 org - lebih kurang RM4,000.00&lt;br /&gt;3.mainanence tertunggak - RM3,000.00 lebih kurang&lt;br /&gt;4. maintenance bulan jan hingga sept 2009  - RM1,500.00 perlu dibyr untuk mendptkan kebenaran daripada radiant (undertaking letter)&lt;br /&gt;5. caj lewat kerana telah melebihi 90 hari -RM800.00&lt;br /&gt;6. caj oleh liquadator (radiant) - RM1,050.00 - ini kerana pemaju melombong dan perumahan sdn bhd telah lingkup..jika pemaju tak bankrap caj cuma RM50 (ikut kata lawyer aku)&lt;br /&gt;&lt;br /&gt;yang belum aku bayar&lt;br /&gt;7. cukai pintu tertunggak -RM3,000&lt;br /&gt;8. elektrik tertunggak - belum check&lt;br /&gt;&lt;br /&gt;bil air tertunggak dah sekali dengan maintanence...&lt;br /&gt;&lt;br /&gt;nie tgh pening nak cari RM3,000 nak bayar cukai pintu...nasib baiklah maintanence type='text'>31 mac 2009</title><content type='html'>salam&lt;br /&gt;&lt;br /&gt;alkisahnya pada 31 mac 2009 aku telah mengambil cuti rehat untuk menguruskan beberapa hal mengenai rumah lelong pertama aku (flat sri nilam, bb ampang)...&lt;br /&gt;lebih kurang jam 10 pagi aku keluar rumah menuju ke PJ, nak hantar dokumen loan antara aku dengan CIMB....disana aku menyerahkan semua dokumen loan yang telah aku sain kepada siti, clerk kepada lawyer junny (ram reza &amp; muhammad)...&lt;br /&gt;selepas itu, aku gerak menuju ke bangsar, mencari bangunan mutiara bangsar (radiant consulting asia sdn bhd)..oleh kerana aku telah googlekan peta...tak derlah aku tersesat....sampai sana aku dikehendaki membayar sebanyak rm2,951.20 untuk bil maintenance tertunggak sehingga 31 dis 2008 dan rm1,474.18 untuk administrative charge (rm,1050.00), selebihnya untuk maintenence charge daripada jan hingga ogos 2009. &lt;br /&gt;company radiant ini adalah liquadator kepada pemaju melombong dan perumahan sdn bhd...oleh kerana pemaju flat sri nilam telah bankrap segala urusan pindah milik diserahkan kepada radiant...dimaklumkan fee untuk proses tukar nama membabitkan liquadator ini dalah rm1,050..jika pemaju masih hidup feenya hanyalah rm50.00...&lt;br /&gt;selepas selesai pembayaran dan mendapat resit..aku bergegas ke shah alam..jumpa lawyer yang akan menguruskan pindah milik...disana aku serahkan fotokopi resit daripada radiant tadi....&lt;br /&gt;untuk mereka2 yang ingin membeli rumah lelong aku nasihatkan:&lt;br /&gt;1. lakukan carian pemaju..sama ada masih hidup atau dah mampus..jika dah mampus ia akan melibatkan fee yang mahal dan memakan masa....&lt;br /&gt;2. buat carian maintenance tertunggak....kalau byk cash tak yahlah...atau jika bank nak bayarkan dulu sbb kebiasaannya kita yang akan bayarkan dulu baru redeem daripada bank...&lt;br /&gt;inilah dulu nasihat daripada aku....&lt;br /&gt;lepas dah settle aku pi jenguk2 rumah lelong kedua aku..flat puchong pertama....aku nak selongkar peti surat..arie tu lupa....disana aku dapat surat tunggakan bil elektrik..nasib baik tak banyak RM95.73 sahaja...bil2 elektrik/air tak boleh claim balik dengan bank..&lt;div type='text'>rumah puchong permata</title><content type='html'>hari nie 29/3/2009 aku dengan faris satusolution telah memecah masuk rumah puchong permata yang aku menang dilelongan rhb pada 14/3/2009....sedikit terlewat acara pecah rumah kerana aku kekurangan duit..takut banyak repair nanti....&lt;br /&gt;Alhamdullilah setelah dipecah masuk di dapati tiada major repair yang perlu dilakukan...perkara2 yg perlu dilaksanakan/dibaiki&lt;br /&gt;1.tombol pintu depan perlu diganti, tombol untuk bilik2 lain sudah ader siap dengan kuncinya sekali.&lt;br /&gt;2.menjahamkan manga grill yang lama dan diganti baru&lt;br /&gt;3.membuka kunci grill tapi tak perlu diganti..hanya pi beli kunci berkod P45&lt;br /&gt;4.menukar kepala pili&lt;br /&gt;5.cuci rumah&lt;br /&gt;air, api semua ader..yang bestnya kipas, lampu, grill semua dah siap terpasang...beli rumah baru belum tentu semuanya ini pemaju bekalkan....siap dapat percuma tong gas lagi....&lt;br /&gt;&lt;br /&gt;&lt;a Disana aku telah diberikan 10 jilid salinan contract dimana aku dan isteri kena sain kesemua helaian...bayangkan satu jilid dah 22 muka surat X 10..lebih kurang 220 sain lah...cian bini aku dahlah mabuk pregnant lagi.... loan ini adalah untuk pembelian rumah lelong pertama aku di bandar baru ampang...&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Bersama2 itu juga aku telah serahkan POS &amp;amp;
